Who qualifies for the teacher home loan?


Any full time employee at the primary, secondary or university level. This includes teachers, professors, administrators, librarians, counselors, administrative support and custodial staff.

In addition, part time teachers are also eligible as long as the applicant has regularly scheduled hours and the position is the primary source of income.

Can I get a loan in conjunction with the Teacher Next Door Program?

Of course! In addition to getting 50% off the price of your home, as a teacher you are eligible to get preferred rates on the mortgage for that home. The teacher mortgage/teacher next door program combo is very powerful.

Is buying in HUD specified areas a requirement?

No. You may receive a large discount for buying in certain areas, but there are teacher mortgages that allow you to buy the home you desire in any location. However, if you are participating in the Teacher Next Door program, you will be restricted to specific areas dictated by HUD.

 

Do no money down loans really still exist?

Unfortunately at this time, the no money down teacher loan does not exist. This is due to banks tightening up their lending guidelines.


Will I have to pay private mortgage insurance (PMI)?

Unfortunately, you probably will be required to pay PMI. This is a major change in the program, due to banks changing their lending guidelines. Please contact us for more information.
